Breathing New Life into History: Northlight Mill Leads the Redevelopment in Lancashire

// As our spring editorial highlighted, the true construction revolution lies not just in new builds, but in the transformative power of reimagining and repurposing our existing building stock. A shining example of this philosophy in action can be found in Brierfield, East Lancashire, UK, where the ambitious redevelopment of Northlight Mill is breathing new life into a significant piece of industrial heritage.

Built in 1832, this sprawling 380,000 sqft cotton mill stood as a testament to Lancashire's industrial prowess for generations. However, by 2012, the structure faced an uncertain future. Recognising its potential as a catalyst for economic growth and community regeneration, Pendle Council acquired the site with a government grant from the Homes and Communities Agency fund. This marked the first step in a visionary project, with ownership subsequently transferring to PEARL (Pendle Enterprise And Regeneration Limited) – a pioneering joint venture between Barnfield Investment Properties Limited and Pendle Council, specifically established to unlock the mill's latent potential.

The ambitious aim for the newly christened NORTHLIGHT was clear: to foster growth for existing Pendle businesses, provide fertile ground for new ventures to take root, and attract crucial investment into the region. This wasn't simply about preserving a historic landmark; it was about strategically repurposing a significant asset to drive future prosperity.

The revitalised Northlight Mill in Brierfield, a testament to the power of refurbishment and adaptive reuse in driving economic growth and preserving heritage.

They used RESITRIX CL for the field areas which was mechanically fixed to the substrate. RESITRIX SKW was used for any details and upstands.

Barnfield Construction took the helm of this substantial 2000m² refurbishment project, setting an ambitious four-month timeline for the installation phase. A critical element of this transformation was the roofing system. Recognizing the need for a durable and reliable solution, Barnfield Construction opted for RESITRIX CL for the main field areas, employing a mechanical fixing method to the existing substrate. For the intricate details and upstands, RESITRIX SKW was chosen, ensuring a robust and watertight finish in even the most challenging areas.

The decision to utilize RESITRIX was a deliberate one, driven by the main contractor's experience with the long-term performance of roofing materials. They sought a more resilient alternative to PVC single ply, a material often susceptible to damage during the demanding construction process. This choice underscores a crucial aspect of the refurbishment revolution: selecting high-quality, durable materials that ensure the longevity and sustainability of the revitalized structure.

Northlight Mill stands as a powerful illustration of the principles championed in our editorial. It demonstrates how forward-thinking renovation can unlock the inherent value within existing buildings, contributing not only to economic regeneration but also to the preservation of architectural heritage.
